Features:GEA is providing MEP/FP design and DOB energy modeling for Phase I of the new development site at 27-41 West Street, Brooklyn, NY. These 14 and 42-story residential towers include one tower of affordable housing, one at market-rate rentals, mandated waterfront access, full site development, new utility services, adjacent road reconstruction, commercial space, generous amenity spaces, including indoor and outdoor pools and full spa, parking facilities and green spaces.
This site is located in a flood zone. All utilities were required to be located above the design flood plain. Challenges included minimizing the utility room sizes to be located in prime building areas as opposed to being below grade.
The electrical service at 65 Private Drive (West Street Tower B) required the installation of (4) ConEd vaults and (1) double bus compartment for the building. Due to the building’s location on a private street on the interior of the building lot with no public road access GEA was required to provide the vaults and coordinate the connection of the ConEd service located at the property line to the vaults approximately 300 ft. into the property line. This included the installation and coordination of (2) high voltage manholes, and high voltage cable from ConEd’s termination to the vault location on the exterior of the building.

With the foundation of the building coming to an end, the first floor is ready to stand. Located near the St James Cathedral Basilica, the 20 story building will include 87 parking spaces for occupants, a party room, fitness center, a swimming pool on the 15th floor and more! 22 Chapel is also located near subways lines such as A, B, C, F, Q, R, 2, 3, 4 and has direct access to the BQE. Completion is expected to be in the winter of 2022

Features:GEA is providing mechanical, electrical, plumbing and fire protection design services to this unique, 85-unit Buenos Aires-inspired condominium structure. Units will “range from studio to three-bedroom units, with sizes between 400 and 1,350 sq. ft.” In addition to the warm, contemporary design of the interior, the building’s stacking design allows for more apartments to have private outdoor space. Natural light and Manhattan views are the two most central elements in this 8-story residence.
