Meticulously reconfigured, 88 & 90 Lexington Avenue, originally two buildings with diverse aesthetics, now form a cohesive whole. The unified prewar-modernist facade boasts intentional design elements, including oversized windows that flood the interior spaces with natural light. Bold architectural choices contribute to a distinct street-level impression, enhancing the building’s presence within the bustling neighborhoods of Gramercy, Nomad, and Flatiron.

Strategically positioned at the convergence of these vibrant districts, 88 & 90 Lexington Avenue is poised to catalyze cultural activities in its vicinity. Repurposed into a luxury residential tower, the original structures underwent a comprehensive conversion process. This included the removal of outdated window units and the implementation of a state-of-the-art Variable Refrigerant Flow (VRF) HVAC system. This technical adaptation not only enhances the building’s aesthetic appeal but also seamlessly integrates historic charm with contemporary functionality.
