GEA provided MEP/FP design services for the addition of two stories to an existing 3-story building at 89 Grand Street. The project included new construction on the adjacent 87 Grand Street lot, resulting in a combined single building. This new structure consists of on-grade parking and storage at the ground floor and a portion of one rental apartment on the second floor. The entire building includes a private residence for the Riese family and three rental apartments, totaling approximately 14,091 gsf.
Key building features include a distinctive curving façade designed by Morris Adjmi Architects, which adds a contemporary architectural element to the building while respecting the neighborhood’s historic character. The façade incorporates large, arched windows that enhance natural light within the interior spaces and provide an elegant, modern aesthetic. The design seamlessly blends the new construction with the existing structure, creating a cohesive and visually appealing addition to the Williamsburg streetscape.
Interior features include high-end finishes and modern amenities throughout the private residence and rental apartments. The residences are designed to maximize space and light, offering comfortable and stylish living environments. The ground floor parking and storage areas provide practical and convenient solutions for residents, further enhancing the building’s functionality and appeal.
