Project Key Features

GEA provided the full MEP/FP design services for a new 12-story rental building at the address listed above, standing at 135 feet in height with retail on the ground floor and MEP/amenities in the cellar. The first floor was a full lot coverage buildout (72’-4” x 101’-0”) with setbacks on the 2nd and 8th floors. The total gross square footage was approximately 58,000 square feet, with a total of approximately 34 dwelling units.

The project included a full MEP/FP fit-out of all tenant amenity areas, including but not limited to the lobby, lounges, gym, laundry rooms, etc. Additionally, the “Core & Shell” design of the retail space on the first floor was part of the project. If this space was to be used as a restaurant with a commercial kitchen, GEA coordinated and designed the kitchen hood exhaust flue routing and the grease trap as part of the base contract, with the actual fit-out provided under a separate contract.

Key building elements included a modern façade featuring large windows, creating an open and inviting atmosphere. The structure incorporated setbacks on the 2nd and 8th floors, adding architectural interest and outdoor terrace spaces for residents. The building’s design aimed to blend seamlessly with the historic character of the Tribeca neighborhood while offering contemporary amenities and high-end finishes, enhancing the overall residential experience.
