Project Key Features

The project consisted of the design of a new residential building with a total area of approximately 107,900 gsf spread across 11 floors plus a cellar. The building featured around 90 apartments and a ground floor commercial space. Following the initial construction, the building was expanded by adding 23,000 sf across two additional floors, increasing the height to 13 stories. This expansion involved intricate coordination of new MEP systems with the existing infrastructure from the previous buildout.

GEA played a key role in this expansion, ensuring that the new MEP systems were seamlessly integrated into the existing building’s infrastructure. This included the design and implementation of advanced HVAC systems, electrical upgrades, and plumbing modifications to support the additional floors while maintaining efficiency and performance. A significant aspect of the MEP design was the relocation of certain elements to accommodate the new construction, such as moving the reflecting pool from the 9th floor to the 11th floor to fit with the expanded building’s design.

Throughout the expansion process, GEA managed the complex task of threading new systems into the existing framework. This involved detailed planning and coordination to integrate new mechanical, electrical, and plumbing systems with the previously installed infrastructure, ensuring minimal disruption to the building’s operations and achieving a cohesive design for the entire structure.
The completed project now stands as a testament to successful vertical expansion, offering modern residential amenities and commercial space while showcasing GEA’s expertise in managing complex MEP system integrations and building enhancements.
