80 Adams (98 Front) is a stunning luxury condominium situated in the heart of DUMBO. The site boasts increadible views of the Manhattan and Brooklyn bridges and the underlying East river. With it’s boxy structure, 80 Adams creates a facade of light -filled niches as outdoor spaces for its inhabitants.
GEA provided both a DOB and a LEED energy model for a new 10-story residential building with a total area of approximately 202,876 gsf and features a water source heat pump system design. Building features will include back of house areas, commercial space, parking, community facility space, lobby, residential and amenity spaces while floors four through twelve will consist solely of residential spaces. Design directives for sustainability were provided while pursuing LEED Certified status.
This residential condo building challenged the GEA team in all aspects. Energy Modeling was especially complex due to the terraces and artificial soffits created around the building. Due to the large site area, GEA knew the stormwater detention would require careful oversight. GEA coordinated with all parties to creatively locate the detention tank underneath the lobby without sacrificing floor area.
