GEA provided comprehensive MEP/FP design services for the development of a new 8-story mixed-use building primarily consisting of residential units with ground floor commercial space. The project occupies a 25-foot wide by 100-foot deep site at Block 446, Lot 32, and includes a cantilever extending 15 feet to the north over an existing one-story occupied building (Rite Aid, Lot 29). The floor plate from the second floor and up measures 40 feet wide by 100 feet deep, with a total gross floor area of approximately 30,000 square feet.
The building features a modern facade designed to complement the surrounding East Village architecture, with large windows allowing for abundant natural light and expansive city views. The ground floor commercial space enhances the street-level experience, while the upper residential floors offer a mix of unit layouts to accommodate various tenant needs.
Key mechanical, electrical, and plumbing elements include high-efficiency HVAC systems designed to provide optimal climate control and energy-efficient lighting throughout all residential and commercial spaces. The plumbing design incorporates high-efficiency fixtures to conserve water, and the fire protection system features strategically placed sprinklers and a robust fire pump setup to meet all safety regulations. Additionally, the cellar level, with a maximum clear ceiling height of 9 feet 8 inches, houses essential utility and storage spaces, ensuring the building’s functional and operational efficiency.
