Project Key Features

The project entailed the design of all new mechanical, electrical, plumbing, fire protection, life safety (including fire alarm and sprinkler system design), and communications systems for a new mixed-use building. This building included 4 stories of commercial space and 6 stories of hotel area, totaling approximately 60,000 gsf.

The design incorporated various functional spaces: 2,500 gsf of church space in the cellar and 22,000 gsf of medical space, designed as an industry-standard core and shell fit-out. Additionally, the project included 25,000 gsf allocated for hotel use.

The scope for designing MEP services for any amenity areas of the hotel and/or residential sections, such as kitchen, restaurant, bar, pool, spa, and health club, was excluded until the specific amenities could be defined. It was noted that there might be additional fees for both finished vanilla box and/or full fit-out design of these areas, and square footage fees would be adjusted accordingly.
