Project Key Features

GEA provided MEP/FP design services for a residential project located on a through lot, featuring two separate residential buildings—one on Pacific Street and the other on Atlantic Avenue—connected by a ground-floor lobby. A single set of construction documents was prepared for construction, bidding, and filing, encompassing the design of a unified set of utilities and systems for the entire project.

The project encompassed approximately 69,000 gsf, including six stories above grade and one level below grade. The design featured a 1,500 sf lobby, a 2,000 sf gym, and a 2,000 sf family room as part of the public and amenity spaces. GEA provided a full fit-out of these public and amenity areas, creating vibrant and functional spaces for residents. The residential portion included approximately 38 condominium units, and the project also featured 15,000 sf of retail space. The retail spaces were designed with a warm dark shell to meet industry standards and ensure readiness for a Temporary Certificate of Occupancy (TCO).

Throughout the design process, GEA focused on integrating efficient MEP systems and fire protection features across the entire project. The design emphasized a cohesive approach to system integration and functionality for both residential and public spaces, achieving a high level of performance and user satisfaction.
