Project Key Features

GEA provided MEP/FP design services for a new 13-story residential building with a cellar, totaling approximately 98,000 gsf. The cellar level houses utilities and parking, while the first floor includes various tenant amenity spaces. Floors two through thirteen consist solely of residential units.

The project features key architectural elements from the building at 251 West 117th Street in Manhattan’s Harlem. These elements include a modern exterior façade with large windows, ensuring ample natural light for residents. The building’s design incorporates a mix of materials and textures, creating a visually striking appearance that complements the surrounding neighborhood. The residential units are designed to offer comfortable and stylish living spaces, featuring open floor plans, high-quality finishes, and contemporary amenities.

Additionally, the project includes affordable housing units, with apartments available at 130 percent of the area median income (AMI). The affordable units provide essential housing options for low- to moderate-income residents, ensuring diverse community representation. Tenant amenity spaces on the first floor include a fitness center, lounge, and communal areas, offering convenient and luxurious on-site facilities. The building’s design emphasizes energy efficiency and sustainability, contributing to a greener urban environment.
