GEA was responsible for the redevelopment of an existing building, including new Core and Shell design for approximately 180,000 sf. GEA handled the mechanical, electrical, and plumbing design, as well as the sizing and locating of the fire pump, the suction side water requirements, and the electrical requirements in accordance with tenant criteria and available pressure. For the discharge side of the fire pump, GEA reviewed, signed, and sealed drawings prepared by others, while fire alarm design was managed by a different entity.
Whole Foods occupied the subcellar parking, the entire cellar, and a partial first floor. GEA provided the MEP design for a full fitout of the subcellar parking. For the cellar and first-floor portions of Whole Foods, GEA designed the warm dark shell provisions only. The first floor also included spaces for NYSC lobby, Citibank, Joe Fresh, and some empty tenant spaces, while the second floor included NYSC and more tenant spaces. For these areas, GEA provided warm dark shell provisions, which included the design of HVAC systems (excluding duct distribution), minimum electrical lighting, electrical service provisions per tenant work letter, and fitout of bathrooms necessary for TCO compliance.
The design aimed to balance tenant needs with regulatory requirements, ensuring that the building’s infrastructure met the demands of its diverse tenants while maintaining overall functionality and compliance with safety standards.
