Project Key Features

The project consisted of a new 21-story plus partial cellar building that included a shelter, supportive and affordable housing, and an Article 28 medical clinic, with a total area of approximately 131,500 gsf. The contextual, as-of-right massing was comprised of a 7-story base, with 14 stories of tower above. The mixed-use project provided 171 shelter beds, associated services and amenity spaces, and a full commercial kitchen within approximately 36,000 square feet. Additionally, it included 130 supportive housing units (plus one Super’s unit) and supportive services within approximately 84,000 square feet.

The public-facing Article 28 clinic was located on the ground floor and operated by Project Renewal to serve both the shelter and the neighborhood. The shared communal amenity program for the residents featured a landscaped terrace at the rear setback roof, providing passive recreation for both the shelter and the supportive housing residents. The project included a full MEP/FP fit-out of all tenant amenity and project program areas, including but not limited to the Article 28 clinic, kitchen, lobby, lounges, gym, laundry rooms, and more. The design and fit-out of the core and shell were assumed to be done simultaneously. If the core and shell design and fit-out design were to be issued as separate design sets, additional fees might apply.

The project team employed a sustainable design approach to improve building performance, reduce operating costs, and promote a healthy environment for residents and staff. The project pursued Enterprise Green Communities certification, featuring low-flow plumbing fixtures, ample daylight opportunities throughout, healthy, low-VOC materials, and a high-performance building envelope.
