The project consisted of a new 14-story residential building of approximately ±75,660 gsf housing 52 apartment units, though the actual count and mix were yet to be finalized. The building included two below-grade subfloors housing some parking, utility and storage areas, and amenity space. There was ±5,500 sf of commercial retail space, as well as the garage entrance and residential lobby at the grade level. All above-grade floors from the 2nd through the 14th consisted solely of residential space.
GEA provided a full MEP/FP fit-out of all tenant amenity areas, ensuring that all mechanical, electrical, plumbing, and fire protection systems met the highest standards. The amenities included a fully equipped fitness center, a spacious residents’ lounge, and a rooftop terrace with panoramic views of the surrounding area. The MEP/FP systems were designed to integrate seamlessly with the building’s architectural features, promoting both efficiency and aesthetic appeal.
For the commercial retail space on the first floor, the proposal included only the “Core & Shell” design. This foundational work set the stage for future tenant-specific fit-outs, providing essential infrastructure while allowing flexibility for a range of potential retail uses. Key features of the project, inspired by developments such as 211 Schermerhorn Street, included high ceilings, expansive windows, and modern finishes that created a welcoming and luxurious atmosphere for residents and visitors alike.
