Project Key Features

This 19-story, 57-unit building, totaling 67,600 square feet, was situated in the heart of Murray Hill, adjacent to its sister project at 200 East 39th Street, which was also designed by GEA. The project included 8,000 square feet of office space on the ground level through the third floor, along with 10 residential units available at below market-rate rents through an affordable housing lottery. The office space was partially occupied by the embassy of the African nation of Lesotho, which was fitted out by GEA.

GEA provided comprehensive MEP and Fire Protection design services for this development. The project’s dual-purpose nature, incorporating both residential and office spaces, required precise and efficient system integration to meet the distinct needs of each space type. The inclusion of below market-rate residential units aimed to promote housing diversity and affordability within the Murray Hill neighborhood.

Fitting out the embassy space demanded additional considerations to meet specific security and operational requirements. GEA’s designs ensured that both the residential and office components of the building were equipped with reliable and efficient systems, enhancing the functionality and comfort for all occupants.
