GEA provided MEP/FP design services for a new 7-story luxury residential condominium with a total area of approximately 19,000 gsf, located at 163 East 62nd Street. The project included 10 high-end residential units and incorporated a full fitout of all tenant amenity areas, such as the lobby, lounges, gym, and laundry rooms.
The building featured a sophisticated design, seamlessly blending modern luxury with the architectural character of the Upper East Side. The facade showcased a classic aesthetic with large windows, allowing for ample natural light and city views. Each residential unit was designed to provide spacious and comfortable living spaces with high-end finishes and fixtures.
The MEP design encompassed energy-efficient HVAC systems, advanced plumbing solutions, and robust electrical infrastructure to ensure optimal comfort and functionality for residents. For any retail space included in the building, the design was limited to the “Core & Shell” framework. In cases where the retail space was to be utilized as a restaurant with a commercial kitchen, GEA coordinated and designed the kitchen hood exhaust flue routing, grease trap, and makeup air requirements as part of the base contract, ensuring all systems met the necessary standards and requirements.
