Project Key Features

GEA provided MEP/FP design services for a 44-story, 733-foot-tall, 1.2 million square foot tower in Times Square, New York. This mixed-use building encompasses both retail and commercial spaces. The building’s heating system relied on Con Edison steam, converted to hot water via heat exchangers, with no combined heat and power (CHP) system currently installed.

The 8th floor, previously utilized as an amenity cafeteria, was slated for conversion to tenant space as part of the building’s overall enhancements. The existing makeup air unit (MAU) serving the cafeteria was decommissioned and removed to accommodate this change.

Key building elements included advanced energy-efficient systems to enhance building performance. The redevelopment plan aimed to optimize operational efficiency and tenant comfort, integrating state-of-the-art mechanical, electrical, and plumbing solutions. The MEP design also incorporated provisions for future tenant fitouts, ensuring flexibility and scalability for various commercial uses.
