Designed to be vibrant and inviting like its surroundings, this 7-story residential condominium building featured 5 elegant full-floor units in the heart of Manhattan’s idyllic West Village. Ground floor retail offered 85 feet of frontage along Seventh Avenue South. The site included an existing brownstone townhouse that was currently a restaurant and residence, which remained unchanged.
The project totaled 20,900 gross square feet, including a cellar level of approximately 3,000 gsf, 1st floor of 3,000 gsf, 2nd, 3rd, 4th, and 5th floors of 2,700 gsf each, 6th floor of 2,200 gsf, and 7th floor of 1,900 gsf. The proposed building contained residential units for sale with the following uses: cellar level for unit storage, an amenity space, commercial storage, and mechanical systems; 1st floor for the residential lobby, retail (white box), and community facility; 2nd to 5th floors for single-floor residential units; 6th and 7th floors for a duplex penthouse; and the roof for the penthouse and mechanical systems.
GEA provided comprehensive MEP/FP services, ensuring all tenant amenity areas, including the lobby, lounges, gym, and laundry rooms, were fully outfitted. The design integrated mechanical, electrical, plumbing, and fire protection systems to enhance the building’s functionality while maintaining its aesthetic appeal.
