1295 Madison Avenue involved the renovation of an existing 10-story hotel, covering a total of 63,383 gsf. The plan was to close the hotel while keeping the two retail tenants and the two residential tenants on the third floor in place and redevelop the property into condominiums. This proposal included a full MEP/FP fit-out of all tenant amenity areas, including but not limited to the lobby, gym, and laundry rooms.
The project, known as the Wales Hotel to Condo conversion, has now been completed at 1295 Madison Avenue in Carnegie Hill, Manhattan. The conversion transformed the historic hotel into luxury condominiums, preserving the building’s classic architecture while introducing modern amenities. GEA played a crucial role in coordinating with the rest of the team to “thread” the MEP systems through the existing tenants who remained during the renovation.
The design process required careful planning and execution to integrate new MEP/FP systems without disrupting the existing tenants. This included meticulous routing of systems to ensure minimal impact on the building’s structure and tenant operations. The result is a seamless blend of old and new, providing state-of-the-art facilities within a historically significant building, ensuring both comfort and convenience for new condominium owners.
