The project encompassed the development of a new luxury residential condominium tower with approximately 31 stories, totaling around 185,000 gross square feet. The design included a 5,000-square-foot retail space on the ground floor, envisioned as part of the building’s modern and innovative market appeal. This high-end residential structure featured a range of distinctive design elements and amenities, such as a gym, spa, lounge/dining area, and an indoor pool. These amenities were subject to refinement as the design progressed.
GEA provided comprehensive mechanical, electrical, plumbing, and fire protection (MEP/FP) design services for the full fit-out of all amenity areas. This included detailed engineering for the lobby, lounges, gym, spa, and indoor pool, ensuring that these spaces met the highest standards of comfort and functionality. The integration of advanced systems aimed to enhance the luxury living experience for residents.
For the retail space on the ground floor, GEA’s proposal included the “warm dark shell” design, preparing the space for future customization. Should the retail area be developed into a restaurant with a commercial kitchen, GEA was prepared to coordinate and design essential components such as the kitchen hood exhaust flue routing, grease trap, and makeup air requirements. The actual fit-out of the restaurant space could be provided under a separate contract, allowing for flexibility in meeting specific tenant needs.
