Project Key Features

GEA provided full MEP/FP fit-out for a new 10-story residential building with a total area of approximately 220,000 gsf located at the address listed above. The building includes a retail space on the ground floor. This project features a distinctive design and amenities suited to an innovative and modern market.

The building design incorporates modern architectural elements, such as a sleek facade composed of large windows and contemporary materials, ensuring ample natural light and aesthetic appeal. The residential units feature floor-to-ceiling windows, providing panoramic views and enhancing the sense of space within each unit. The structure also includes recessed balconies, offering private outdoor spaces for residents while maintaining the building’s streamlined appearance.

GEA’s scope of work encompassed all tenant amenity areas, including the lobby, lounges, gym, laundry rooms, and the parking garage. The MEP/FP systems were designed to integrate seamlessly with the building’s architectural features, ensuring a cohesive and functional environment for residents. The project also included the “warm dark shell” design of the retail space on the first floor. For spaces intended for use as a restaurant with a commercial kitchen, GEA coordinated and designed the kitchen hood exhaust flue routing, grease trap, and makeup air requirements. The site included three different buildings requiring separate utility services (electrical, gas, water, sewer) with special distribution considerations within the buildings.
