Project Key Features

The project consisted of a new 17-story affordable housing residential building with ground floor retail, likely for restaurant use, totaling approximately 30,000 gsf. The cellar and ground floor were fully built to the site size of approximately 25′ x 95′, while the upper 16 floors were 25′ x 65′.

GEA provided full MEP/FP services for this development. The design included an emergency generator and two-way voice communication systems as required for residential buildings over 125 feet under the 2008 code. High and low zones for heating and domestic water distribution were implemented to ensure efficient and reliable service throughout the building. The HVAC systems incorporated PTAC units, providing individual climate control for each residential unit.

Additionally, GEA’s scope included designing plumbing and fire protection systems to ensure safety and reliability, integrating seamlessly with the building’s architecture. The careful planning and integration of these systems minimized disruption during construction and enhanced the building’s overall efficiency and sustainability.
