GEA provided MEP/FP design services for a new ground-up residential condominium building located at 10 West 17th Street in the Flatiron District of Manhattan. The project included 17 floors plus a cellar, with a total area of approximately 50,000 gsf.

The scope of work involved a full MEP/FP fit-out for all tenant amenity areas, such as the lobby, lounges, gym, and laundry rooms. This comprehensive approach ensured that all amenities were equipped with state-of-the-art mechanical, electrical, plumbing, and fire protection systems, providing residents with a high level of comfort and safety.

Key building elements included a modern design by ODA Architecture, featuring a unique façade with staggered windows to maximize natural light and views. The residential units were designed to offer spacious and luxurious living spaces, with high-end finishes and fixtures. The building also incorporated sustainable design practices and energy-efficient systems, enhancing its environmental performance and reducing operational costs. Located in a historic district, the design carefully balanced contemporary architectural elements with respect for the surrounding landmarked buildings, ensuring a seamless integration into the iconic Flatiron neighborhood.
