Project Key Features

GEA provided MEP/FP services for the selective renovation of the existing 48-story residential building, Madison Belvedere, located at the address listed above. The project, encompassing a total of 292,824 RSF, involved transforming the building into the Instrata Nomad, a high-end luxury rental with a revised total of 380 units from the previous 404 units.

The ground floor level, covering 3,900 SF, included engineering services for selective demolition and alterations to the lobby, leasing office, mailroom, package room, yoga room/playroom, existing gym, concierge, and elevator lobby. This required careful coordination of mechanical, electrical, and plumbing systems to accommodate the new layout and functionality of these spaces.

The cellar and sub-cellar levels focused on amenity enhancements. This included the relocation of the fitness center from the ground floor to the sub-cellar, removal of the existing tank room and a 25,000-gallon oil tank, and installation of a new oil tank in a different area of the sub-cellar. GEA designed the HVAC system to support the new amenity spaces, ensuring optimal climate control and ventilation. Additionally, infrastructure was provided for an AV system, designed by others.

Residential corridors and elevator lobbies from the 3rd to the Penthouse floors were upgraded, along with the elimination of laundry rooms on floors 4 to 30, while maintaining and upgrading the laundry rooms on the 3rd and 4th floors. This required detailed planning to ensure minimal disruption to residents and efficient integration of new MEP systems with the existing building infrastructure.
