GEA spearheaded the MEP/FP design, energy modeling, and DOB commissioning for the 95,000-square-foot mixed-use edifice situated in the financial district. Towering 335 feet tall, the structure boasted 25 floors, housing three commercial levels totaling 12,500 square feet and an additional 3,200 square feet designated for retail space. Within its confines, 31 upscale condo units, spanning between 900 and 2,900 square feet each, signified a transformative shift, augmenting the financial district’s architectural narrative with residential allure.
With meticulous attention to detail, GEA navigated the intricacies of integrating diverse mechanical, electrical, plumbing, and fire protection systems within the building’s framework. The comprehensive energy modeling process ensured optimal efficiency and performance, aligning with sustainability goals and regulatory standards. Moreover, GEA oversaw the rigorous DOB commissioning procedures, meticulously verifying system functionality and compliance, culminating in the issuance of the Temporary Certificate of Occupancy (TCO).
As the project advanced, 1 Beekman emerged as a beacon of urban redevelopment, reshaping the financial district’s skyline while catalyzing its evolution into a vibrant residential enclave. GEA’s technical expertise and collaborative approach underscored its commitment to delivering a seamlessly integrated, high-performance structure that harmonized with the district’s dynamic urban fabric.
