GEA Projects in the News: Trader Joes opens this week in Williamsburg!
Trader Joe’s is set to open its third location in Brooklyn. The location at 200 Kent Avenue, spanning across 22,000 sq. ft. is set to open officially on Friday, December 10, 2021.
The grand opening celebration will include a ceremony, ribbon cutting, live music and reusable bag giveaway, all set to kick off around the 8 a.m. opening, according to the company.

Local Law 97: Is Your Building Ready for Compliance?
Beginning January 1, 2024, new stricter guidelines take effect governing carbon emissions in NYC, with the goal of reaching a 40% reduction by the year 2030. With these new restrictions, developers will need to adapt their MEP systems to achieve compliance by considering electric-based HVAC and water heating systems.

- use the heat byproduct from VRF condensing units to provide heat for domestic water
- are energy-efficient above code requirements
- fall well within the compliance criteria for the new regulations
GEA encourages owners, developers and project stakeholders to make inquiries into the LL 97 compliance of their buildings. It is important to note that even though your buildings meet all current building and energy codes, they may still be vulnerable to the actions and penalties of Local Law 97.

Local Law 97 and its Impact on New Construction
Are you thinking about the effect that Local Law 97, NYC’s Climate Mobilization Act, will have on your new or under construction building?
A lot has been spoken about existing buildings and upgrading HVAC and envelope systems. Not as much has been discussed about new construction. Given the significant trend toward the use of VRF systems for HVAC, the installation of boilers to heat buildings has been greatly reduced. Thus, a large component of potential carbon emissions has been eliminated. Several recent examples include changing from gas PTACs to electric VRF PTACs, providing “hydro kits” to supply domestic hot water from VRF condensers and switching from gas rooftop units for corridors to VRF rooftops. GEA is providing mechanical, electrical, plumbing, fire protection design and commissioning services to The Dime in Williamsburg, Brooklyn. This 22 story mixed-use building will have separate lobbies for both commercial and residential tenants. Amenities will occupy the entire fifth floor and include a community garden, yoga studio, cooking area with grills & multiple dining tables, a lawn, a lounge with ample seating, communal work spaces, a half basketball court and a fitness center. GEA Projects in the News: 22 Chapel Street’s Superstructure Makes it’s Ascent!
GEA is providing mechanical, electrical, plumbing, fire protection design and commissioning services to 22 Chapel Street in Downtown Brooklyn. This 211ft tall rental building will be 133,181sf with 180 Units. These units will span the third through 20th floors. 2,000sf of ground floor space will house retail, a community facility & bicycle storage for residents. Amenities will include 87 private parking spaces, a residential lounge, party room, fitness center and a children’s playroom. A swimming pool will be on the 15th floor in addition to an outdoor rooftop deck. Estimated date of completion is Winter of 2022. See full story at NY Yimby.

GEA is providing mechanical, electrical, plumbing, fire protection design and commissioning services to 98 Front Street in DUMBO, Brooklyn. This ten story residential building will house many amenities that include: an indoor saltwater swimming pool, a steam room & spa and two fitness centers. There will also be a residential communal lounge, co-working space, 7,000-square-foot outdoor communal rooftop terrace with BBQ stations, three separate outdoor kitchens, a bocce ball court and an outdoor screening area. GEA Projects in the News: 30 Front Street Begins to Rise!
GEA is providing mechanical, electrical, plumbing, fire protection design and commissioning services to 30 Front Street in DUMBO. This 270-foot-tall building will consist of 360,000sf. 177,900sf will house 74 apartments, being 2,400sf apiece. 72,500sf will be used for community facilities. The remaining area will be used for a proposed parking facility, which has a capacity of 416 vehicles. Two full-floor units will take up the 22nd & 26th floors, while two duplex penthouses will span the 24th & 25th floors. Amenities include a residential lounge, a sauna and spa, a yoga room, and a sixth-floor swimming pool that will be adjacent to recreational space. Date of completion is set for December 2021.
